The holiday season has begun and while the holidays may have a well-earned reputation for being a particularly slow time of the year for real estate, home sellers should take heart – the season can be bright for them, too. You never truly know that one buyers schedule and when they will be coming to view your home, and to be honest, it only takes that one buyer to sell your home!
Subtle Scents Sell
It's the perfect time for baking sweets and everyone knows that the smell of fresh baked cookies are a great strategy for creating that homey atmosphere that all buyers are looking for. A 2012 study by researchers at Washington State University brought a different idea to the table however as the study found that while the commonly held belief that sweet smells such as baked cookies could pique buyers’ interest during a showing may not be a bad one, simple scents have actually been found to be more effective for positively influencing would-be buyers.
Instead of overdoing it scent-wise by baking, using strong candles or diffusers with rich oils, sellers can add natural ingredients such as cinnamon sticks, pine or cloves to a boiling pot of water prior to a showing to get a light scent. This will allow you to avoid running the risk of upsetting those who are sensitive to strong scents or chemicals.
Deck the Halls with Boughs of Holly (and Not Much Else)
We all want to be festive for the holidays but the question that you'll need to ask yourself is "Will buyers like these decorations?". As much as I wish I could tell you to be festive and not worry about it, buyer's are attracted to properties by using 4 out of the 5 main senses (Hearing, Smell, Sight and Touch). So as a seller you will want to appeal to all 4 senses as best as possible. This means creating a winter wonderland in your home without going overboard. A huge display of festive lights may seem like a good idea for attracting attention to a home, the truth is, sellers will have much more success attracting more favorable attention with subtle displays of holiday pageantry.
Sellers are always encouraged to be minimalistic on their decoration approach. Though they may be pretty, lights, displays and other assorted festive decorations can distract from and obscure important home features that would otherwise be key selling points. When it comes to decorations, a little goes a long way!
There’s No Place Like My Home for the Holidays
The holidays are already full enough of obligations, add on trying to sell your home and it can become overwhelming. We completely understand how at times you will just want to curl up on the couch in front of the fireplace and enjoy a good movie or book at home. You do need to be ready at anytime to be able to move out of the property for a showing however, so don't get too caught up with the feeling of "It's the holidays, no one will book showings". Showings still happen during Winter, so to ensure that you can enjoy as much downtime as possible I always suggest keeping your house as clean as possible. You want buyers to be able to come through the home thinking that the property is show home quality. From there you should hopefully be seeing a Purchase Contract and signing a deal.
